Booking Agreement
The purpose of this Agreement is to set forth the terms and conditions under which both parties agree to for the holiday letting of No. 4 Seaview.
Booking Terms
• Bookings can be made via our website, Simply Owners, Airbnb, or by email. Bookings made through third-party platforms are subject to their own terms and policies.
• A 25% non-refundable deposit is required to confirm your booking
• The remaining balance is due 6 weeks prior to arrival. If full payment is not received by this deadline, we reserve the right to cancel your booking and retain the deposit.
• Minimum stay is 3 nights
• Accepted payment method: Bank transfer only
• A booking receipt will be sent via email once the deposit is received.
Cancellations
• The 25% deposit is non-refundable under all circumstances.
• Cancellations made 42 days (6 weeks) or less before arrival will result in a 100% charge of the total accommodation cost.
• If we are able to rebook the property for the cancelled dates, we will refund the amount paid minus the deposit.
• In rare cases where the property becomes unavailable due to unforeseen circumstances, we (the owners) reserve the right to cancel your booking. A full refund will be issued. No further liability will be accepted.
Insurance
Guests are strongly advised to take out comprehensive travel insurance, including cancellation cover.
Check-in & Check-out
Check in from 4:00pm | Check out 10:00am
• Keys will be available from the key safe located at the front of the property. The key code will be emailed after final payment is received. There will also be a second set in the property on arrival (any loss of keys will be charged)
Cleaning & Maintenance
• A cleaning fee of £100 is applied to each booking and is included in your quote.
Guests are kindly asked to:
• Empty indoor bins during their stay and before departure.
• Dispose of rubbish in the outside bins provided. Please make sure all items are separated into the correct bins (as this could result in the refusal of bin collection.) Glass can be put into the recycle bin.
• Please notify us by email if anything is damaged or broken. We will assess if any additional charges apply.
Damage & Security
• We do not require a security deposit at this time.
• However, guests are financially responsible for any significant damage, theft, or excessive mess.
• Smoking is strictly prohibited indoors. Breaches may result in immediate eviction and permanent exclusion from future bookings.
• In cases of serious damage or breach of house rules, we reserve the right to request reimbursement or report the matter to the appropriate platform or authorities.
House Rules
• No smoking inside the property
• No parties, events, or group gatherings exceeding occupancy limit
• Pets: Dogs are allowed by prior arrangement only. A charge of £20 per dog per stay applies
• Maximum sleeps: 13 guests
• Quiet hours: 10:00pm – 8:00am
Failure to adhere to these rules may result in eviction without refund and a ban from future bookings
Liability Disclaimer
We accept no responsibility for:
• Loss, theft, or damage to guest property
• Injuries sustained due to guest negligence
• Any accidents occurring during your stay
• Supervision of children or vulnerable persons
• Service interruptions or failures beyond our control
Guests stay at the property entirely at their own risk. We highly recommend all guests take out travel insurance.
Wi-Fi & Utilities
• Complimentary Wi-Fi is provided
• Please report any service issues promptly using the contact details in your welcome pack
• We cannot guarantee uninterrupted service and no refunds will be issued for short-term outages outside our control
Pricing & Fees
• We offer both nightly and weekly rates; current pricing is displayed on our booking platforms.
Cleaning fee of £100 is included in quote
Additional Fees
• Dog fee: £20 per dog, per stay (maximum of 2 dogs per stay, unless agreed with owners)
Rates are subject to change until a booking is confirmed
Emergencies & Access

• The owner or property manager may access the property for urgent repairs or maintenance.
Wherever possible, advance notice will be given
Governing Law
This Agreement shall be governed by and construed in accordance with the laws of England and Wales
